What’s the No. 1 thing you can do to sell your home for as fast as possible, and for the most money as possible? Stage it.

A 2018 study by the National Association of Realtors showed that 65 percent of home buyers were born between 1980 and 1998 — and that 99 percent of this group searches online for a home before seeing it in person. What does that mean for you? It means you have just a few short seconds to grab the attention of a potential buyer.

If you think you need a professional decorator with a truck full of furniture worthy of Architectural Digest, think again. It can be remarkably easy to re-imagine or re-utilize items you already have to grab the buyer’s attention and show off your home’s best features.

So, here’s what to do to stage your home room by room, according to Moore County native and real estate expert Brittany Paschal:

In the Living Areas:

Create a neutral color palate with 2-3 accents/pops of color to tie the space together. Toys should be stored in bins, in one or two (max) areas throughout the home. Utilize inexpensive, hamper style-baskets for this purpose. Hide TV cords and other electronic clutter.

In the Kitchen:

Less. Is. More. Remove non-essential items from your kitchen countertops. Declutter any bookshelves: aim to remove half of the items.

In the Closets:

Remove 50 percent of items from your closet — that includes all out-of-season clothing. Donate or otherwise get rid of what you can.

Linen closets and cabinets need to be neat and orderly; people will look there. Because they’re nosy? Yes. But also because storage space is super important to home buyers.

In the Bedrooms:

Just like in living areas, you’ll need a neutral color palette with pops of color that tie the room together.

In the Bathroom:

ALL toiletries/items/bath toys must be removed from showers and tubs. Clear off bathroom counters except for one accent item — think a vase, candle, and hand soap or towel.

Bonus tips:
:: Utilize greenery and indoor plants where possible 
:: Make sure outdoor greenery is neat and tame. Welcome to the Jungle is not a song about your yard.
:: If it’s broke, FIX IT!
:: NEVER underestimate the power of pro photography.
